What is a warranty
home inspection?
When a person buys a brand new home in most cases the builder
offers a one year warranty to fix damaged or defective items, coming to the
home usually one time only to do what ever repairs are needed. It is up to
the home owner to tell the builder what is defective or broken. Some items
are easy to spot such as a non-working light or fan or broken hinge on a
cabinet door, but what about a loose toilet, or leaking water heater, or
incomplete wiring, or improperly installed furnace? These items make take
the eye of an experienced home inspector to find. The home inspector will go
through the home first noting anything that the home owner has found so he
can take a double look at it and then he will go through the home top to
bottom. At the conclusion of the home inspection the inspector will print
out the report and go through it page by page with the home owner.
When should a person get a warranty home inspection?
Generally about 10 1/2 months from the time they bought the home. The report
also is a written document that can be used as proof that some item or items
were defective.
