pre-sale home inspection?
A pre-sale
home inspection is a tool the home owner can use to help sell their home with
less hassles and delays. By having your home inspected BEFORE you list it
for sale you can know what defects and concerns should be corrected or
attended to and take care of these items on YOUR time schedule. If you wait
until a buyer is looking at your home to buy and THEY hire a home inspector
and there are concerns found then there could be some delays created in the
closing process.

about 3 hours to complete on most homes. The inspector will first ask you,
the home owner, if there are any items that you know do not work or that are
due for servicing. He will double check these areas then proceed through the
home checking up to 1600 items. He will operate the built in appliances, the
heating and cooling system, doors, windows, locks, roof, attic and more.

The inspector when finished will print out
the full report and go through the report with you page by page. He will
also give you 3 copies of the Report Summary in a folder that you can
present to potential home buyers. Color photos are included in the report as
well as suggestions about home maintenance and repairs. Being that it is
against our Code of Ethics to do home repairs the inspector will suggest
that a professional repairman for the system that is defective be hired
instead of a handyman because a professional roofer, for example, most
likely would have insurance and do a good job, he might charge more than a
handyman but when you show the potential buyers the home inspection report
that states for example the roof is in need of repairs and then you show the
potential buyers the paper work and guarantee by the roofing company, the
buyers will be more at ease and the sale tends to move forward faster.
