The Home Inspection Process
We are asked now
and then "How do I schedule a home inspection?" or "What do I need to do to
schedule a home inspection?"
Basically this is how it works. We receive a telephone call
from a person wanting to schedule a home inspection. Information is taken
down such as the property address, the size of the home, the buyer's
information such as name, address, phone number, email address etc.. and the
name and phone number of the Listing and Selling Realtors is also taken
down. Any concerns about the home such as a quick closing date, noted
conditions of the home and if the buyer will be present at the home
inspection are also written down.
The next thing we do is contact the Realtor/s and determine
access to the home and how soon we can do the inspection. Usually within 2-3
days. Once we have this information then we send the client an email telling
when the inspection is scheduled and the time. The email also states the
details of our services as well as informing the client that they need to
read and sign and return the agreement to us before we can release
the report to anyone. Also there is a place on the agreement for the client
to initial if they want to give us permission to give a copy of the home
inspection report to their Realtor. If the client does not give permission
then we will NOT give a copy to anyone except to the client.
When the inspection is completed if the client is not
present, then that very evening the home inspection was performed the full
home inspection report will be emailed to the client and / or the Realtor if
permission is given. The invoice for the home inspection fee also is part of
the emailed report to the client and if they want to pay with a check then
all we ask is to mail a check in the next day or two. We do accept
major credit cards which we can handle over the phone. The hard copy of the
home inspection report comes in a nice 3 ring teal binder along with a
handyman book on CDROM, a filing system, a cost estimate guide, a post
office change of address kit, an evaluation form and SASE, a pocket folder
filing system, a home maintenance guide and a few more useful items. This
report binder can be mailed to the client or given to their Realtor, the
choice is the client's.
If the client is present at the inspection then at the
conclusion of the home inspection the home inspection report will be printed
off and discussed and given to the client with payment expected at this
time. If the client wishes for their Realtor to receive a copy of the home
inspection report then that evening an emailed copy will be sent to the
Realtor.
