Maintenance Ideas for Fall

By Frank Ross

Performing routine maintenance on your home is essential for ensuring that all components remain in good condition.  Not only does regular upkeep on a home help the home retain its value, but it also makes it more pleasant to live in a home where all the systems are functioning as they should.  Plan on routine maintenance checks in spring and fall.

Here are just a few things to watch for:

Exterior

Does vegetation need to be trimmed away from the external walls?
Is weather-stripping and caulking in good condition around windows and doors?
Have outside pool equipment, water lines and hoses been drained, stored and/or winterized?
Does the mortar on the chimney need re-pointing?
Do roof shingles or flashing need to be repaired or replaced?
Do overhanging tree branches need to be trimmed away from the roof?
Is there any decay of the soffit and fascia?
Are the gutters and downspouts clean, free of debris and draining away from the house?
Is there any painting or caulking required?

Fireplaces, Wood Stoves and Chimneys

Are they cleaned and ready to go for the season?
Do fire bricks need repair or replacing?
Are doors, seals, spark screens and dampers in good operating condition?

Heating Systems

Is servicing required on your unit?
Is the unit free of debris and clean?
Have filters been cleaned or changed?
Have hot water tanks and boilers been drained and checked?
Is the humidifier clean and operational?

Foundation/Basement

Are window wells free of debris and draining properly?
Is re-grading of soil required within 2 or 3 feet around the house?
Are floor drains clean and functional?
Are there cracks in the foundation wall or floors?
Are there any signs of moisture present?
Are sump pumps and sump pits operational?

Remember to keep an open eye – unattended minor maintenance issues can turn into major problems!  If you are considering buying or selling a home, work on a home, or any other home related issue always consult a professional first.
