A
bathtub in an
occupied home.
The buyer for
this home was
not able to be
present at the
inspection and
was very glad to
see this photo! |
 |
This is not the
proper way to
support the main
beam. This
stack of blocks
and scrap wood
is not stable
enough to give
proper support
to the beam. A
contractor
should evaluate
and advise on
what kind of
support is
needed. |
 |
A
tree branch
growing up
through the roof
along the side
of the chimney.
The flashing has
been compromised
as well as the
eaves. |
 |
A
home inspector
should have
access to the
basement! With
all of the
clutter in this
basement nearly
to the ceiling
in places a
proper home
inspection of
the basement is
impossible. |
 |
A loose
chimney cap,
easy to repair
but could be a
problem if it
was not found
during an
inspection as
rain could enter
here as well as
pests such as
bees, wasps,
birds etc. . . |
 |
Now this IS a
serious problem.
Someone
evidently got
tired of
replacing fuses,
so they used
pieces of copper
tubing instead
fuses. In a case
like this you
would want an
electrician to
evaluate the
electric system
in this home
looking for any
kind of problems
with the wiring. |
 |
A
block wall in
the backyard
that needs to be
replaced. This
wall was in the
backyard on an
area of ground
that was a
backfill.
Without proper
preparation the
soil began to
settle, thus
destroying the
wall. |
 |
Is this the
Leaning Tower of
Pizza? This
chimney was
still solid. If
this chimney is
going to be used
then a mason
should rebuild
it, if the
chimney is not
going to be used
then the
chimney should
be removed to
prevent it from
one day falling
over and
possibly
damaging the
roof or someone
or something on
the ground. |

Dead rodents
behind a water
heater of a
vacant mountain
home. |
 |
Dead rodent that
met his Maker
after he chewed
up nearly every
wire inside this
breaker box.
Always have all
punch out holes
in a breaker
panel properly
closed up. No
openings are
allowed in a
breaker panel. |
 |
This computer
strip was
plugged into a
kitchen
receptacle and
then plugged
into this
computer strip
was the coffee
maker, microwave
AND the washing
machine! This
was an old home
and the only
receptacle in
the kitchen.
Upgrading the
electrical
system in this
kitchen is
necessary. |
 |
Home owner
installed
bathroom sink
drain. No P-Trap
and the use of a
flex line.
All drain pipe
has to be smooth
inside to allow
for proper
flowing of water
and debris. |
 |
A
plumbing vent
outside of a
bedroom window.
I'm sure the odors
at time were not
"spring-time
fresh."
Vent pipes like
this one in a
remodel of an
older home
should extend up
above the roof
line. |
 |
This water
heater was STILL
in service! As
you can see the
amount of stains
and rust and
corrosion tells
you that this
water heater
should have been
replaced long
ago. |
 |
Another
do-it-yourselfer
installation! A
flex pipe and
the P-Trap is
tilted. |
 |
Bad roofing
flashing caused
these water
stains in the
ceiling. |
 |
Missing shingles
on this roof.
You could see
directly into
the attic! |
 |
The top TWO rows
of brick on this
chimney were
just sitting in
place! |
 |
Easy to fix but
a possible entry
point for water.
The rubber boot
around the
plumbing vent
pipe is split
and worn out.
These rubber
boots need to be
inspected every
4 or 5 years. |
 |
No, it is NOT ok
to clamp a TV
antenna to the
plumbing vent
pipe! With a TV
antenna moving
about in a wind
the stress on
the plumbing
vent pipe is
tremendous and
could cause the
vent pipe to
break thus
allowing the
antenna to fall
and damage the
roof and or
possibly the
vent pipe could
break un-noticed
in the attic and
allow foul
smells and
moisture to
collect in the
attic. |
 |
Do-it your self
drain
installation. I
am never
surprised any
more at how
someone will
install plumbing
components!
Again, a flex
pipe is no more
than a temporary
fix until a
proper pipe can
be installed.
And the piping
should all be
vertical not
tilted. |
 |
This dryer duct
needs to be
cleaned out. A
clean duct will
help a dyer work
better and a
clean duct is
not a fire
hazard! |
 |
As seen from
inside the
attic, this roof
had been leaking
for some time
below the swamp
cooler. From
time to time it
is a good idea
to take a peek
in your attic.
Always wear a
respirator while
in an attic to
prevent you from
breathing
insulation
fibers. |
 |
Roofing shingles
are worn out. |
 |
An "Ice Dam."
This can be a
real problem as
the water backs
up behind the
Ice Dam and can
leak into walls,
ceilings and
attics. Using
electric heating
wire tends to
help prevent ice
dams. Have
enough
downspouts on
the gutters to
allow melting
ice and snow to
not collect in
the gutters. Ice
dams are serious
and if one forms
on your roof
have a roofer
professional
come out and try
to get rid of it
as soon as
possible. |
